Top 10 fabulous low cost organizing tips for Home

A home looks good only till the time it appears neat and organized. The time things turn messy, it all accumulates to be a tiring task at the end of the week.

So, thinking of how to avoid this clutter, we came across these top 10 best hacks to organize things at home at a low cost. Have a look:

  1. Use small or baby-food jars to store spices. Stash them in drawers upside down so that this recycling trick looks sleek and effective.
  2. How about storing all the instruction manuals in one binder in your kitchen? Yes! You got us!
  3. Collect your takeout menus in a binder.
  4. Use a cardboard six-pack container to carry condiments from kitchen to deck in BBQ-casual style.
  5. Keep a tray or basket on the kitchen counter where kids can drop off permission slips and adults can put mail requiring immediate action. A second tray can handle lower-priority paperwork.
  6. Don’t waste time constantly topping up cereal-sized food storage containers with dog or cat kibble. Use a metal Trash Can to store one bag at a time in rodent-proof style.
  7. Use a recharging station to keep your cell phone, MP3 player and other portable device cords untangled and your gadgets fully charged. Yes, this way you can enjoy endless music in the kitchen anytime.
  8. Can’t find fresh garlic or onions? Keep them in clean knee-high nylons. Hang in a cool, dry place.
  9. Post a sheet of paper on the fridge and note down groceries and supplies needing replenishing. The day you plan to go shopping for groceries, you just need to pick up that sheet along!
  10. Reduce spoilage of fruits and veggies by “rotating” your crops. Put new ones underneath the  ones that were already in your crisper.  Yeah, that’s quite a simple hack, but can surely save you money!

Found what I desired!

So, what are we talking about over here?

Well! Here is something that we received from one of our happy customers recently. Have a look at what our customers have to share with us.

We all have different desires, but most of us share one in common. Yes, it is that of owning a home. To me, buying a home was not that tough as much hyped by most of the buyers.  Why? Because, since the time I had wanted to buy a property, I had pondered enough about what exactly I want in my home and where it should be located. Initially it was all new and strange when I began to read about real estate  Having a clarity about my aspirations and asking people I knew about how to go about
the process of buying a property.

After having spent days, months and more than a year, I came to realize that each person I spoke to regarding the real estate market, had a secret desire associated with the property they bought and the kind of property they zeroed down on.

This made me think. Think what could be that one thing that I cannot do away with in my home.

I thought.

Spent some time alone to figure out what I wanted the most in my home and came to a conclusion.  It was not the fancy walls or the fabulously designed interiors of the property, but, the ambience I wanted to have at home. You must be thinking that interiors do add to the ambience, but, I want to be clear here,  it was the ambience inside and outside my home. I wanted a property that was located in the most prime location in Nashik.

Like most of the buyers, budget was a concern to me as well until I searched for the different kinds of properties on CREDAI NASHIK. Yes! There, I said it!

Thank You CREDAI NASHIK for helping me find the kind of home I always wanted and in the location I always desired.

So, if you too have something to share with us, do get in touch with us over Facebook and we shall share your story with our readers!

Are you buying a new home today?

What all thoughts come to your mind when we speak of home buying?

Do you often think of aspects like quality, features, amenities, location and last but not the least, the budget?

Well! Yes! Of all, the budget for buying a property plays a crucial role in the entire process of buying and selling a property!

However, how many of us are that stable financially to be able to go ahead with buying a home with only the savings? Not all of us can….

A majority of us are dependent on financial supports like home loans that are provided by the financial institutions and lenders called banks for which we are charged rate of interest on the amount borrowed from the lender. Usually, the rate of interest is inversely proportional to the duration for which the amount of money is borrowed. So, if you are borrowing money for a short duration, you will be charged high rate of interest and vice versa for the long term.

However, when you plan to take home loan, you can opt for either of the two. But, when you opt for a home loan, the burden of paying the entire amount in one go is relieved and over time, you tend to pay a lot more than what your property actually cost.

So, in such a scenario, how would you it be if the home loan interest rates are reduced by the banks?

It’s a big relief for anyone who has taken a home loan and an opportunity for the ones who are willing to buy a property in the near future.

The reduced home loan interest rates will ensure a lesser EMI for the king of property you have always wanted to own.

So, if you have not yet found the right property for your family and loved ones, explore the diverse properties in Nashik through CREDAI NASHIK and own your own home today and make the most of this golden opportunity!

Why Home Insurance is a must for the Homeowners?

We work hard to save money to buy a property for our family all our life. Would you like it if all your savings are at stake after you buy a home?
Nobody would want that!

Most of the first time buyers often miss out in insuring their home. Here is what you must know about home insurance policies.

Why do you need a home insurance policy?

Property buying is the largest single investment that most of us make in our homes. Ever wondered that it just takes a few minutes for a fire to destroy the house? Did the thought of a natural calamity hitting your residential area ever came to your mind? Well! This is where the need for a home insurance policy lies.
Any basic home insurance policy offers insurance protections to cover the losses which occur to the insured policy holder’s belongings or home, additional living expenses as well as the liability insurance for any accidents that occur on the insured asset/property.

What do the basic home insurance policies cover?

The basic plans for home insurance are the most popular ones and a majority of these are preferred by most of the people as they are cheapest. These basic plans cover the most common types of natural calamities/disasters like fire, lightening, theft, wind, Hail, explosions; Vandalism, riots & Civil unrest and the liability for accidents to others when visiting your property/home is also covered to some extent the basic home owner policies.
However, in the basic home policies, not all the accidents are covered.  So you must find out which all other kinds of home policies are there that you can opt for in order to have a home insurance for your property.

And anytime, if you feel it is not that important, remember, all your savings of life can be destroyed with a single spark.

Kumbh Mela- An opportunity for City builders to showcase their projects

Kumbh Mela, the most happening event for the millions of devotees across the globe, is currently being held in the recently announced smart city, Nashik.
Now, this is not only an opportunity for the entrepreneurs  and businessmen to boos their business, but also for the builders and developers in Nashik to showcase their finely crafted projects, both, residential and commercial.
With the slowdown in the real estaet sector in the recent years, Kumbh Mela emerges as an exciting opportuinity for the Builders and Developers to bring their projects in notice of visitors. The pilgrims and visitors include NRIs and people from different parts of the nation and the world which gives the real estate professionals a more potential bracket of buyers and investors for their projects.
This year, about 80 million people would be showing up for the mega event. The builders and developers have started exploring various dimensions of advertising to make the most of this opportunity by placing hoardings and posters of their projects across the city and nearby the Kumbh location. Since, the supply of residential projects in the market has been up to the mark but, the demand for these has declined rigorously over past 4-5 years in the city, that has led to many unsold flats and other properties in the city.
Also, this has become a much debated topic in the industry recently.  Do you think the builders should reduce the prices of unsold ready possession properties to boost the real estate industry? Each one of us will have a different reason while answering this question for or against the topic.
However, if we analyze and observe, the present scenario serves the purpose of all. A win-win situationf for the buyers who want to buy property at lesser prices and also, the investor and the builder who want to generate more income and great return on investments through their projects.
So, do we really feel that reducing prices of the unsold inventories of the builders will help real estate cope up with the existing passive situation?
Let us know what you feel.  Feedbacks are welcome!

What is the Real Estate Regulation & Development Bill?

Real estate industry in the late 1980s was a nascent industry. A market that was open for all but was explored by few. But, with the liberalization of the Indian economy, the industry flourished progressively marking the evolution of new age homes and residences that added more value and comfort to the lives of the people. With this the people had easy and quick access to various amenities within their compounds and in close proximity due to the township projects and residential complexes that were constructed by the builders & developers in different parts of the nation.
In today’s scenario, the real Estate industry has grown in multiple dimensions exponentially and is now one of the major contributors of the Indian economy. Real estate is the second largest employer after agriculture and is expected to grow at 30% over the next decade.

Establishing the Authority for Real Estate: This catered to the establishment of one or more Real Estate Regulatory Authorities in each Union Territory/State by the appropriate government for monitoring real estate transactions and to appoint one or more adjudicating officers to settle disputes and impose compensation and interest.

Registration of Real estate projects and registration of real estate Agents: A mandatory registration of the real estate projects and real estate agents who intend to sell any plot, apartment or building with the Real Estate Regulatory Authority.

Compulsory public disclosure of all project details: It stated mandatory disclosure norms of all registered projects such as details or promoters, layout plan, plan of development works, land status, contractors, architects, structural engineer, etc.

What you enjoy in a home in Nashik- the Wine Capital of India?

CREDAI Nashik
“Where we love is home - home that our feet may leave, but not our hearts.”

Said the American writer Oliver Wendell Holmes, Sr.

For all of us this statement stands true! In other words, a home is the place where we enjoy, a place where we learn to live together and share warmth, love and affection.

But, for all this in life, a home is what we all need at a basic level!

Addressing this very necessity of life, CREDAI NASHIK, an association that was founded by the team of expert real estate professionals, has taken the lead in making homes available to the buyers with their desired requirements through utmost professionalism in the real estate industry.

Some of us invest in properties for good return on investments while some buy it for residential purpose. However, from any potential buyer’s point of view, what we consider while buying are the amenities and specifications of the property/flat. We all desire to have a swimming pool to relax, a jogging track to exercise, garden to spend time with family and friends in evening, a clubhouse or a party lawn to party with friends, and the list goes on. At home, these amenities add value to the times we spend with our close ones. Hence, other than just the living space, having most of these amenities and specifications at home is also important.

Nashik, being a city that is undergoing development in different industrial sectors, is now becoming a potential place for properties with world class amenities and specifications at affordable prices when compared with the other cities in Maharashtra state and across other parts of the country.

Thus, for people who are in search of homes that provide them with world class amenities at prices lower prices, Nashik is one of the preferable locations to buy such a home. The projects that have been constructed by the builders and developers in the city are providing the buyers with amenities that will add more life to their living experience in these homes and also be cost effective for buyers.

United we stand divided we fall

CREDAI Nashik
Just like in the game of relay race, each of the athletes needs to contribute towards passing on the baton to the next person on time in order to win the race and achieve the goal; similarly it is important in a team (the builders and developers in the context of real estate industry) for each member to contribute at an individual level to raise the team and help all achieve the common goal of the team. Hence, team effort helps you stand united and if divided, the output is affected.

CREDAI NASHIK is one such team of builders and developers in Nashik which believes in working together as a team along with the industries and the government in order to provide affordable homes or, in other words, decent homes for the residents of the city.

Now, that the city is developing at a faster pace to emerge as one among the IT hubs of India, Nashik’s real estate sector also needs to be enhanced. According to the team of CREDAI Nashik the city grows with the growth of the people in all aspects and to bring about this change, a home is the ideal place to begin with.

To most of us a home has many memories and moments attached to it.Many of us are staying in homes that we do not own. But, among all of us who all are actually aware of all the practical, economical and emotional aspects attached to it? Not all of us know. These aspects come into play when we think of buying a property or invest in property.

CREDAI NASHIK connects with this thinking of the common man. CREDAI Nashik has been at the forefront to protect the interests of the developers and as well as the customers. CREDAI NASHIK believes the liasioning with the government authorities and the local body is their prime responsibility towards its members which they have been doing gracefully ensuring the transparency in the deals and integrity in their operations towards their customers and society. When asked the president of CREDAI Nashik about the perception of the builders, he replied explaining how CREDAI Nashik has been working effectively in bringing professionalism in the trade with an aim to bring about a qualitative change in the perception of the construction community.

Importance of Home Loan

In a country like India, where having own home is one of the dreams of every individual, the development in the real estate industry has been a boon. People in India are driven to buy properties by the home loans available with the help of the banks. Because of this facility people can afford to invest in personal homes without depending on the hard cash in hand. As the home loans play a crucial role in enhancing the real estate sector, the buyers and the developers depend on home loans to progress and step ahead in the process of property buying and building respectively.

Properties in Nashik - CREDAI Nashik
Most of us feel that we cannot avail this facility of home loans for any other purpose but buying a new home. However, this does not stand true. A person can opt for home loans for various other purposes like renovation of home, construction of a new home, etc. Still, there are certain norms that are applicable to individual options, but this does provide an advantage to the buyer to opt for a home loan for any of these purposes. The  banks lend an amount between 75-80% of the contract value while the buyer needs to arrange the remaining amount. The rate of interest applicable to the amount taken on loan also changes from time to time, relying upon the parameters like economy growth and liquidity in the market.

Home loan can be obtained by fulfilling the required parameters such as employment status, duration of current employment, personal income and credits existing if any. Out of all these parameters the most important is the credit history of the person applying for the loan as that needs to be documented if there is any credit history from any of the other financial institutions. They also consider if there are any other loans existing, the type and age of property, including the complete transparency in the stated purchase.

Some of the banks also recommend insurance policies to protect the home loan. This gives assurance to the banks that they will be able to retain the money lent to the borrower in case of loss of life of the borrower or any other reason for inability to repay the loan. However, the loan provided to the borrower is extended over a period of time. This might sound little difficult for the first time borrowers, but is not that difficult in reality. For borrowers the main obstacle exists in finding the best mode of repayment of the loan to the bank in certain duration or period of time. So if you are thinking of opting for a home loan, all you need to do is lookout for the best deal to get a home loan with your most suitable way of repayment of the loan that should not burden you with the time factor during repayment.
