Importance of Home Loan

In a country like India, where having own home is one of the dreams of every individual, the development in the real estate industry has been a boon. People in India are driven to buy properties by the home loans available with the help of the banks. Because of this facility people can afford to invest in personal homes without depending on the hard cash in hand. As the home loans play a crucial role in enhancing the real estate sector, the buyers and the developers depend on home loans to progress and step ahead in the process of property buying and building respectively.

Most of us feel that we cannot avail this facility of home loans for any other purpose but buying a new home. However, this does not stand true. A person can opt for home loans for various other purposes like renovation of home, construction of a new home, etc. Still, there are certain norms that are applicable to individual options, but this does provide an advantage to the buyer to opt for a home loan for any of these purposes. The  banks lend an amount between 75-80% of the contract value while the buyer needs to arrange the remaining amount. The rate of interest applicable to the amount taken on loan also changes from time to time, relying upon the parameters like economy growth and liquidity in the market.

Home loan can be obtained by fulfilling the required parameters such as employment status, duration of current employment, personal income and credits existing if any. Out of all these parameters the most important is the credit history of the person applying for the loan as that needs to be documented if there is any credit history from any of the other financial institutions. They also consider if there are any other loans existing, the type and age of property, including the complete transparency in the stated purchase.

Some of the banks also recommend insurance policies to protect the home loan. This gives assurance to the banks that they will be able to retain the money lent to the borrower in case of loss of life of the borrower or any other reason for inability to repay the loan. However, the loan provided to the borrower is extended over a period of time. This might sound little difficult for the first time borrowers, but is not that difficult in reality. For borrowers the main obstacle exists in finding the best mode of repayment of the loan to the bank in certain duration or period of time. So if you are thinking of opting for a home loan, all you need to do is lookout for the best deal to get a home loan with your most suitable way of repayment of the loan that should not burden you with the time factor during repayment.

Your Home In City That Hosts Kumbh Mela

Nashik is an important city of Maharashtra- the economically and socially the most advanced state in India. The city with geographical proximity to Mumbai- denoted as the economic capital of India, has influenced its growth in post independence years. Developments in the past two decades have completely transformed this traditional pilgrimage center into a vibrant modern metropolis and the city, now, is poised to become a metropolis with global links. New Nashik has emerged out of the dreams, hard work and enterprising spirit of local and migrant people.

Nashik, at present, is one of the most talked about places. The city is not only the land associated with stories from the Epic Ramayana and is referred to as 'Rambhumi' but also is renowned for the world famous fair named Maha Kumbh Mela, held once in every 12 years. Kumbh Mela is the largest gathering of people for a religious purpose in the world. Millions of people gather in different places for this auspicious occasion. Kumbha is a Sanskrit word for Pitcher, sometimes referred to as the Kalasha. Kumbh Mela is celebrated four times every 12 years, the site of the observance rotating between four pilgrimage places on four sacred rivers: at Haridwar on the Ganges river, at Ujjain on the Shipra, at Nashik on the Godavari, and at Allahabad on the confluence of the Ganges, Yamuna and the mythical river Saraswati.

With this huge event coming up in the city this year, the Maharashtra Chief Minister Devendra Fadnavis has ordered the installation of CCTV cameras in Nashik for the upcoming Sinhastha Kumbh Mela. While replying to a question raised by NCP's Hemant Takle, Fadnavis said the state government plans to make the Kumbhmela into a "brand" that would attract tourists from across the world and thereby, generate employment.

This would not only attract people to explore the city with rich cultural heritage, but also make the city more secure for people who are staying in the city or willing to buy property in the city. You too think of this?

CREDAI Nashik
We all have our dream home specifications formulated in our minds. A thousand ideas in a single family looking for a single house! This surely proves even your 12 year old child has suggestions to make while you make plans to buy a property. Funny, as it sounds, buying a home is a very important lifetime event for most of us. We invest our hard earned money in buying a house for ourselves that we can call as our ‘Home’. None of us are willing to risk investments which we plan to make for having a home.

What according to you is more important between amenities and location of the property? Don’t you feel you need to decide on your budget keeping in mind the priorities you have given to various aspects of having a property such as area/locality, builder/developer, the amenities that are offered in that property which may or may not match to your expectations and  requirements, etc? Well, you are not wrong anywhere in having all of these questions and doubts while you have property on your mind! All you need to do is to make a list of your requirements in terms of the following:

  • Location: whether the location of the apartment/villa is having outlets/shops which can provide you with your day to day basic requirements or not? It has sound frequency of public transport or not?
  • Amenities: How many of your requirements are fulfilled by the amenities available in the property type you are looking for? If there are a few amenities which are not falling in your budget but are necessary for you then which other amenities you can compromise on to acquire the other more needed ones?
  • Pricing: Is your budget thoughtfully planned considering all your needs and also the current rates of properties in the real estate industry? What makes you decide on to a property that fits in your budget?

All of these questions have answers within themselves. Once this list is ready you just need to set your priorities as to what you want and what you don’t. As it is said, well begun is half done, by having your priorities set you can cross half the hurdles in your way to own your own space to experience better living at a space you define as your “Home Sweet Home”.
